Real estate PPC, or Google Ads management for real estate agencies, means advertising on Google to people already searching for property in your area and paying only when someone clicks. The click is cheap: in our October 2026 study, the average top-of-page bid for the real estate industry was R$2.03. The problem is something else. The search “imobiliária” (real estate agency) gets 246,000 searches a month and many of them come from people who just want to browse, rent cheap or research prices, so the work is in filtering out the curious before the click and after it.
If you want the big picture, with listing portals, Instagram and CRECI rules (Brazil’s real estate regulator), start with the real estate marketing guide. Here the topic is paid media only, mainly Google Ads.
How much a click costs for property searches
A click from someone searching for property costs between R$0.26 and R$4.15 at the top of the page, depending on the search. The numbers come from our CPC by industry study, done in Google Ads Keyword Planner with 103 industries. Read them as the bid Google estimates for the top of the page in October 2026, not what each business pays.
| Search | Searches per month | Top-of-page bid (min. to max.) |
|---|---|---|
| real estate agency | 246.000 | R$0.47 to R$4.15 |
| apartment for rent | 49.500 | R$0.26 to R$1.29 |
| house for sale | 6.600 | R$0.27 to R$2.02 |
| apartment for sale | 2.900 | R$0.54 to R$3.34 |
| Real estate sector (average) | 305.000 | R$2.03 (range R$0.43 to R$3.63) |
| Real estate law (comparison) | 6.940 | R$10.32 (range R$4.29 to R$16.35) |
Comparing with real estate law shows how big the gap is. A lawyer who wants people searching “real estate lawyer” pays up to R$20.33 per click. A real estate agency pays a fraction of that for someone typing “real estate agency”.
A cheap click is deceptive, because it invites careless spending. Run the numbers. At R$2 per click, R$1,000 buys about 500 clicks. If 480 of them are just browsing, the cost becomes R$50 per contact worth having, and nobody notices that by looking only at cost per click.
Why Google Ads for real estate agencies attracts so many browsers
Browsers show up because real estate search is broad and the desire is cheap. For many people, looking at apartments is a hobby, and Google doesn’t know who has the income, the down payment and the timeline.
Three patterns explain much of the browsing traffic.
- Rental searches dominate. “Apartment for rent” gets 49,500 searches, versus 2,900 for “apartment for sale”. If your margin is in sales, rentals eat the budget.
- Someone looks for a specific listing from a portal and lands on your ad, but wants the listing they saw yesterday.
- People from another city, or just checking market prices, click and disappear.
None of these is a bad lead because of the ad. It’s a lead the ad let through.
How to run Google Ads for a real estate agency that filters before the click
The cheapest filter is the one that works before you pay. Each step below removes people from the auction.
- Split sales and rentals into separate campaigns, each with its own budget. That way rentals don’t take money from sales.
- Use keywords with property type and neighborhood, such as “3 bedroom apartment Pinheiros”, in phrase match. The keyword match types explain how much each type lets the search vary.
- Build your negative keyword list from day one. Include job terms (“job opening”, “broker course”), auction terms, vacation rental terms and the names of portals where you don’t advertise. Google explains how negative keywords work, and our starter list is in negative keywords in Google Ads.
- In location targeting, choose to show the ad only to people who are in the area (presence), not to people who showed interest in it. For a neighborhood agency, someone searching from far away rarely visits.
- Put the price range in the ad text. Someone who reads “starting at R$650,000” and doesn’t have that budget won’t click, and that click that never happened is money saved.
The last item changes quality the most. And before publishing, check with your regional CRECI (Brazil’s real estate broker council) what a property ad must include.
Filtering after the click: the page and WhatsApp
After the click, the page does the filtering. It needs to show the property, the price range and the neighborhood right away, and ask two or three questions before WhatsApp opens.
Questions that separate buyers from browsers:
- How soon do you plan to buy?
- Will you use financing or do you have the full amount in cash?
- Do you already have a property to put down as a down payment?
It doesn’t need to be a long form. Three buttons before WhatsApp already give the agent the context to prioritize the reply. How to measure who reaches out is covered in Google Ads for WhatsApp.
And the page needs to load fast. We ran 7 real estate agency sites through PageSpeed, and across those 7 the median mobile LCP was 5.1 seconds, with 86% above 2.5 seconds.
What 60 agencies at the top of Google Maps show
In October 2026 we collected the first 60 profiles Google Maps shows for “real estate agency” in São Paulo, Rio de Janeiro and Belo Horizonte, and we read 58 of the websites. The agencies at the top are well covered on reviews and websites, and weak at tracking ads.
| What we measured | Real estate agencies |
|---|---|
| Profiles analyzed | 60 |
| Average rating | 4,71 |
| Median reviews | 374,5 |
| With 100 reviews or more | 85% |
| No website on the profile | 0% |
| Sites with Tag Manager | 66% |
| Sites with GA4 in the code | 36% |
| Sites with no Tag Manager and no GA4 | 26% |
| Sites with Google Ads tag | 14% |
| Sites with the Meta pixel | 24% |
| Sites with WhatsApp link | 78% |
| Sites with structured data (schema) | 81% |
| Median mobile LCP (7 sites) | 5.1 s |
The most telling number is the Google Ads tag, present on 14% of the sites. Agencies that load the tag through Google Tag Manager don’t show up in this count, so the real figure may be higher. Still, it suggests that few top agencies track their ads inside their own site.
And 81% with structured data is high. Only 7% of the sites ran on WordPress. Our reading is that most run on systems built for real estate agencies, which already publish property schema without anyone touching it.
Track the sale, not the inquiry
Google Ads for a real estate agency only improves when the account knows which inquiry became a visit and which became a sale. Without that, automated bidding learns to bring more browsers, because browsers click and send messages.
Three levels of tracking, from simplest to most complete:
- Conversion on the WhatsApp click and on form submission.
- Marking in your CRM who scheduled a visit.
- Sending the visit and the offer back to Google as an offline conversion.
The third level makes the biggest difference for Google Ads for real estate agents, because the sales cycle is long and Google needs to know, weeks later, which click worked. The step-by-step is in offline conversions in Google Ads.
What usually goes wrong
- Sales and rentals in the same campaign, with rentals taking most of the spend.
- Ad sending people to the site’s home page, not to the property or the neighborhood.
- Location targeting open to people who only showed interest in the city.
- No negative keywords in the account after three months.
- Conversion counted on the click, with no idea who visited the property.
Frequently asked questions
How do you run Google Ads for a real estate agency? Split sales and rentals into their own campaigns, use keywords with property type and neighborhood, build the negative keyword list, put the price range in the ad and track who visited the property, not just who clicked.
How much does a click cost in Google Ads for a real estate agency? In our October 2026 study, the average top-of-page bid for the real estate sector was R$2.03, with a range of R$0.43 to R$3.63. The search “real estate agency” ranged from R$0.47 to R$4.15.
Does Google Ads work for an independent real estate agent? It works with a small budget if the focus is narrow: one neighborhood and one property type, with a dedicated page and tracked WhatsApp. Advertising the whole city spreads the budget across browsers.
Google Ads or property portals? They play different roles. Portals bring volume from people comparing, while Google Ads brings people searching for your neighborhood who land on your site, with the contact belonging only to you.
Is it worth advertising rentals on Google? It is when rental management is part of your business. Search volume is large (49,500 searches per month for “apartment for rent”) and the click is the cheapest in the sector, but it requires a campaign separate from sales.
